How Are You Going to Hold Title to Your New Home?

Deed for HomeClosing attorneys will ask the buyers this question during the document preparation period before the closing.

In South Carolina, the buyers can hold title to their property as “tenants in common” (TIC) or as “joint tenants with right of survivorship” (JTROS).

If two buyers take title as TIC, each buyer will own a one-half interest in the property, and upon the passing of either buyer, his/her 50% interest would go through probate and be disposed of according to their Will. If the buyer dies without a Will, it would go to his/her legal heirs.

We’ve had a little winter weather in Charleston, but it’s now in the 60's and 70’s for the first week in February, which is usually our coldest month, but it’s not shaping out to be - maybe it is due to global warming..?
The big event of the month is the Southeastern Wildlife Expo, but there are many other things to do in Charleston in February.  Oyster roasts are in season, and the oysters are fabulous!

  • 15,490 homes and condos were sold for a 13.9% rise over 2014 and the 3rd busiest year ever.  
  • Seven MLS areas were up over 20%.
  • Median sales price rose to an all-time high of $235,000, 5.9% above 2014's.
  • Eight MLS areas had median prices that increased more than 10% above 2014.

2015 was a great year here in Charleston and 2016 is going to be even better!

There are lots of ways to ring in the new year, hope you had your collard greens and hoppin’ john on New Years Day for a year of good luck and lots of money.

You can have some of the best fried chicken in the US at either Jestine’s or Husk according to Travel and Leisure Magazine. They also said that Hominy Grill has the best biscuit in the US.

CHARLESTON, SC—(November 10, 2015) 1,248 homes sold in October in the region at a median price of $225,000 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR). In October 2014, 1,226 homes sold in the region at a median price of $215,000.

Year-to-date data shows that sales volume is 14% ahead of where it was in 2014, and median price has increased by 5% in the region.

Thus far in 2015, 13,701 homes have sold at a median price of $227,000. Through October 2014, 11,946 homes had sold at a median price of $216,000.
